Questions, answered

How much interest is owed on last month's rent?
The annual rent-increase guideline rate, paid each year on the anniversary of the deposit (RTA s.106). It compounds. The 2026 rate is 2.10%; 2021 was a 0% freeze.
When do I pay it?
On each anniversary of the date the deposit was paid. You can pay it in cash or credit it against a lawful rent increase.
What about a top-up?
When the rent rises, the deposit (one month's rent) can be topped up to the new amount — and accrued interest can be applied toward that top-up.

Landlordly tracks the balance and reminds you each anniversary. Raising the rent? Use the rent increase calculator.
