Prove you served the notice

A Certificate of Service records how and when you served an LTB notice. We compute the deemed-service date and produce a PDF to sign.

A Landlordly certificate with the deemed-service date computed for you — not the official LTB form.

Questions, answered

What is a Certificate of Service?
A signed statement of how and when you served a notice or application on the tenant. The LTB may ask for it to confirm service was proper.
When is a notice 'deemed served'?
It depends on the method: by hand or in the mailbox, the same day; by mail, the fifth day after mailing; by courier, the next business day. We calculate it for you.
Is this the official LTB form?
No — it's a clean Landlordly certificate with the same information and the deemed date computed. Sign it and keep it with your records.

Need the notice itself? The N4 is free — N1 and N12 are part of Pro.
